Isn't this just public data I could pull myself?
Every figure is public — HMDA, Ginnie Mae, FHFA, FHA and the bank and credit-union call reports. The value is the assembly: we match each lender across NMLS, HMDA respondent IDs and Ginnie issuer numbers into one company across 6,500+ institutions, ingest 137M+ HMDA loan records plus 12M+ outstanding and 25M+ newly issued Ginnie loans, and precompute the rollups — so a question that would take days of wrangling government files takes one search.
Is the data real-time?
No — and we never label it that way. MortRadar is a research terminal over periodic public loads: annual HMDA, monthly Ginnie Mae, quarterly call reports. Each source's true cadence and last-loaded date are on our live status board. Only public equities refresh intraday.
How is this different from the free HMDA dashboards?
Free dashboards answer “what did one lender originate.” MortRadar is organized around companies, not files: a single dossier per lender spanning origination, Ginnie issuer and servicing performance, and market position — with peer benchmarks and drill-downs a single-source dashboard can't produce.
Do the fair-lending views accuse a lender of discrimination?
No. They are statistical observations on public HMDA and Census data. Every fair-lending surface carries the caveat that a disparity is a statistical observation, not a legal determination of discrimination.
Can I trust the numbers, and where do they come from?
Every number traces to a named public publisher — CFPB/FFIEC, Ginnie Mae/HUD, FHFA. The attribution page lists each source and the status board shows when we last loaded it. Where we don't have data, we show an honest gap instead of a fabricated value.
Am I locked in?
No. Billing is self-serve monthly or annual through Stripe, and you can manage or cancel from your account portal anytime. A free account stays free for as long as you want it; a 14-day Drill-down trial is there to start whenever you choose, without a credit card — and when its current-data window ends you keep the full toolkit on data one year back, for as long as you like.
