DATA SOURCES & FRESHNESS
Source attribution & credits →MortRadar is a research terminal over periodic public data — not a realtime feed. Every dataset below shows its true refresh cadence, how it is refreshed, and the date we last loaded it. Where a source publishes a datable vintage (HMDA activity year, Ginnie disclosure month), we show it; where it does not, we show when we last refreshed rather than a guess. Only the intraday equities source updates itself continuously — everything else lands on its publisher’s schedule.

A source is “due” when the days since our last load exceed its publisher’s nominal period plus a stated publication-lag allowance. Being due means we owe a refresh — it is not a claim that the publisher has released something new.
“Last loaded” is when MortRadar last ingested the source, drawn from our load bookkeeping — whether that ingest came from a bulk loader or from a scheduled API refresh. It is not a claim that the publisher had newer data waiting. License-restricted datasets used only in internal tooling are not listed here.
