MARKET-SHARE MOMENTUM
Who is gaining & losing share
The market-share momentum board — every leading U.S. mortgage lender ranked by its 2024 → 2025 share swing in basis points, with rank change and volume delta. Switch the segment to see momentum nationally, by product (conventional, FHA, VA, USDA, purchase, refi, cash-out), or by state. Every delta is tagged with the two activity years it spans — a share move here is a year-over-year fact, not a daily ticker tick. The panel above the table names the lenders that gained and shed the most share in the segment you are looking at; the public aggregates carry no borrower-level flow, so no lender-to-lender attribution is claimed for any single row. A metric with no two-year overlap shows “—”, never a zero.

FREEShare is computed against the true market total (market_national_year / market_state_year), so a lender's share is honest even where it is missing; rank is its position among all HMDA reporters with activity that year. Product/purpose segments are unit-share (HMDA reports loan counts, not dollars, by product); national and state segments are dollar-share. “Share shifted to/from” names the segment's largest opposite movers — a descriptive attribution over the same pool, not a claimed one-to-one transfer.
